Rent raise too high?

Got asked this by a friend who knows i visit legal forums. Here is summary.

Tenant been living in rental (house) for over ten years (close to 13) rent has been raised only 2 or 3 times. Tenant was told that rent is going up in October by $175.00! This is BIG jump for my friend and finding new rental would be VERY hard with deposits etc. Is there a limit or max rent can be raised? Landlord did ask about any needed repairs as well if this helps.

I suggest your friend review section 1947.12 of the Civil Code.

Is your friend's residence one of the types of property listed in sub-section (d)?

How much is the current rent (before the increase)?

They live in a single family 4 bedroom home that current rent is 1725 they are raising it to 1900

Assuming that the LL provided the proper notices, a single family home is exempt from the statewide rules on this. Please read the code section that zddoodah provided.

Seems reasonable to me. That's only a 10% (or so) increase. If rent hasn't been increased for a few years then that's more than reasonable for the landlord to catch up to his costs.

A 4-BR SFR for $1,725 per month?! Wow! I assume it's either in a terrible neighborhood or the middle of nowhere.
