Questions about signing a a lease with CAM or triple net fees

Hello,

I have a business, a youth dance studio and have found a property to lease. The owner/ agent is telling me that I need to pay CAM fees in the amount of $.23 per square ft. Then is now saying that it's an estimate and reconciliation will take place each year. My worry is being hit with excessive and additional charges that I cannot afford.

Any advice is appreciated.
