Potential Landlord Asking for Business Plan

My jurisdiction is: Texas

I am currently trying to start a small jazz lounge that will be a bar/lounge through the weekdays and will have live performances on Fri and Sat. (mature crowd) I have found a space that I am interested in leasing. I have been in contact with the property mgr. and we made arrangements to meet yesterday. However, he sent me an email the day before asking to see a copy of my business plan before they will consider any offer. This doesn't seem normal...as a matter fact it sounds extreme. He would especially like to see my financials. This is proprietary information and I don't feel comfortable providing it to him. What information is appropriate for a property mgr./landlord to request from a business looking to lease?
 
Your potential landlord is attempting to determine if you are a good financial risk as a tenant. How is this any different than a residential landlord running credit checks, confirming employment, checking with previous landlords? The guy wants to make sure you have the capital to pay the rent.

It is even more important considering that the majority of business go, well, belly up.

If you fail to provide this information, it is likely this landlord/management will not rent to you. And he shouldn't if you have no business plan.
