Petition to Remove Personal Representative

What would a probate judge need to know before ruling on the removal of an executor? The executor of the estate has been living on the estate, using estate funds to pay utilities, taxes, and purchase new cars. The executor has made one distribution of funds to all beneficiaries via check, but there is lots more cash assets still there to distribute. The executor wants the estate including the 50+acres but yet fails to have the property appraised. I suspect that is because the executor could not qualify for a loan to purchase the property outright. Can one of the beneficiaries force the sale of the property at fair market value? Or can the executor purchase the property from the estate without our knowledge?
