overcharged for non-existent square feet

I signed a lease for a retail space 4 years ago. I have one year left on my lease. We have to go out of business due to lack of sales. I found a new tenant to sub-lease. In the process of getting them into the space, we found out the net sq. ft. was off by 280 sq. ft. I have been charged for 280 sq. ft. of space that doesn't exist for 4 years. The landlord is preventing anyone from sub-leasing because of the problem.

Does the lease become null and void because of the discrepancy in the square feet.?
Can I sue the landlord for the back rent?
How can I get out of the lease?

I can't pay the rent anymore. What can I do?
