Open house while tenants are still in

I would like to have a open house while tenants are in.

- How should I inform them? Is there a specific form?
- Can I have an open house every week for 1 month or it there a frequency of open house against the law?

Many standard leases include a clause that covers showing the house when it will be up for rent again (or up for sale). Anything in your lease?

As a general rule, you need to provide at least 24 hours notice (in writing) regarding showing a house when tenants are present. Such times for showing need to be reasonable (i.e., not at 3 am in the morning).

Is email legal to inform them in advance of the open house? or it has to be USPS registered mail?
