Must urgently get Quit Claim Deed Letters to all potential heirs to protect 2 homes [one home with land owned] from Predatorial, Malicious, Greedy, Conniving male cousin trying to forcibly gain his deceased Mothers' PLUS his younger brothers (temporarily-hospitalized & rehab facility is next step) interest in our Grandparents Property.
Plus due to younger brothers sudden bout of 'Acute Memory Loss' this older brother/cousin is attempting to persuade his sickly brother to sign away on home their Mother left to the younger brother ONLY. Older Brother inherited out-of-state property ONLY. Older Brother claims to possess deed to his deceased Mothers' home. He wants to remove/demolish younger brothers home. He spoke of building new home for himself only (failed to include younger brother since he vehemently voices his unwillingness to permit younger brother to live with him for multiple years now.
Prior To: Unwise, Younger Brother permitted older brother to persuade him to put the older brothers name on the deed as 'Part Owner' approx. 5 yrs back. Deceased Mother was renting land for her home before death which fell to younger brother for entire total of approximately 30 years.
Older brother will arrive really soon! He stated his Aunt & her two adult children must acquire new temporary residence while trying to repair Grandparents property since he will be hiring a General Contractor to evaluate actual bad condition of his brothers property and commence to have it removed once he persuades his brother to okay that.
We seek to preserve their Mothers determination. Is that possible using a Quit Claim Deed or should younger brother just remove older brothers name from the deed?
Primarily, Mother has been strongly advised to have all heirs issued a quit claim deed as most have no concern or desire about the grandparents home and land. Only this one greedy cousin is seeking financial gain despite impending occupancy by Mother and either of her two adult children.
