I am one of 3 heirs to a residence inHouston.
We have the deed which names the 3 of us.
2 of us are ready to sell and the 3rd heir may not be.
Do we need all 3 to sell and close ?

Yes, you must agree to sell the property.
If one of you disagrees, you'll have to go to court and request the judge to order the property partitioned.
Until the judge issues the order, the property can't be sold with a deed that's warrantied.
There is another way, but don't go down that route.
this way is a bit longer, but it eliminates issues with the buyer.
Heck, if you don't do it this way, you won't get buyers, either.
