I am on a month to month lease after my 3 year term was up (landlord didn't want to renew and I am "selling" the business).

I think I was obligated to "gut" the place according to my former lease, but now that I am on m-m, does that hold true? I just want to walk away. There was no new m-m lease documents signed.

Also, do I have to give any notice before I vacate?

Thanks in advance.

What did your lease say? If there was an obligation to fulfill and it survives the expiration of the term of your lease then you are still "on the hook" - everything here is determined by what is contained within your signed document.
