Corporate Law Landlord denies transfer of a lease contract

I have put an offer to buy the assets of a currently running business for sale and the owner agreed, the landlord is not willing to transfer the lease to my name as he thinks the owner of the business will go bankrupt and he will get the space back.
What legal right do I have in this case and does the landlord have the right to do this?

Buying the assets does not automatically give you a pass at taking over the lease. You need to negotiate a new lease with the landlord and that is because s/he will be dealing with a completely different person. Hope this helps!
