House sold to children; who owns contents?

My parents sold their house (for $1) in NY to me and my sibs several years ago, but they continued to live there. Now they are in nursing homes and visit the house every few months. No provision for separation of the house and its contents were made at the time of sale: when one or both of them passes on, are the contents of the house part of their estate?

What about this complication: one of my parents is severely demented; would the non-demented parent be able to dispose of the contents of the house without declaring the demented parent incompetent? And what happens if the non-demented parent dies before the demented parent…if there is or isn't a declaration of the latter's incompetence?
