Holding Deposit for Early Termination of lease

Hello,

Rented a place in Minneapolis from Aug 10 2012, through July 2013.

We asked for early out at the end of June 2013. Landlord agreed. We paid for all of June.

Owner of property sold the house on June 28 2013. She is now saying she is going to keep our deposit because of early termination of lease.

Can she do that since she sold the house and no longer has rights to rent it out?

If you had her agreement to vacate EARLY in writing and signed, you can sue her in small claims.

If it wasn't in writing, you can't prove it.

If you can't prove it, why bother?
