Guarantor Forms-needed?

If an apartment requires a Guarantor form for financial backbone (and the tenant is under the age of 23 and is not financially able), is it absolutely required for a legally binding lease?

If the lease has already been signed but no Guarantor form has been signed, is this lease void?
 
If the lease has been signed by both parties (tenant and landlord/management) then all parties have accepted it as is, unless, perhaps the lease states it is void without a guarantor signature.

Last time I looked, 23 years of age was considered to be an adult so one cannot get out of a contract citing they are a minor.
