Early Termination

I have been renting the same place for 2 years and 2 months now. The first year I signed a one year rental agreement and I signed one again for the second year. When the second year was just about over, my landlord asked me if I wanted to sign for another year. I told him I'd like to go month to month since I was starting to look for a house. He didn't want anything other than a one year agreement. So I said I would and he then dropped off the agreement in my mail box. I never signed this new agreement, but have continued to pay my rent. He's never asked for it back. Also, the agreement wasn't signed by him either. I have now found a house and I'm wondering if I'm bound to my oral agreement or if I can just give 30 days notice that I am leaving.
