Do we have any Landlord Rights to Recoup $

Here's the background.....
The owner of the house was offered a job out of state. He already had one tenant living in the house who couldn't afford to pay the rent by herself so she brings in Tenant2 and Tenant3 to help out. The terms were never written out or signed(there are texts and emails discussing renting agreements/$).

Tenant2 moves in all her stuff and is inbody living there June 12th.
Tenant3 moves all, or most of his belongings in June 17th, but is a rising musician so is not actually there inbody the entire time on a daily basis, but for most of it.

The entire time that 2&3 lived there no $ was ever given to the owner. Not only did they have a roof over there head, all utilities were paid for by the owner. Also, until July 1 they had full access to a washing machine and dryer which was used frequently, as well as internet access. Until about July 17th there was also cable that they didn't pay for that was available and used.

There were many conversations about meeting to discuss terms, but tenants 2&3 seemed to always find excuses to avoid sitting down and formally writing everything out.

July 25th, we discovered through tenant2's postings on her facebook page that herself and #3 were fixing up their new cabin. When asked about this they did indeed confirm this and said that all of their stuff would be out by July 27th, which it was. At that time tenant2 did send texts acknowledging that they did owe $ and she would call to work things out later(funny, not heard back from her yet).

We found out about our move for the new job June 8th. At that point in time we did nothing to prepare this house to be put on the market because there were supposed to be these tenants, not only renting, but tenant3 entertained us with the idea that he wanted to do a lease to own. His idea was to buy when he got "his big contract deal". The houses in this neighborhood have been consistently selling under 110 days. These people have just lost us about 60 days.

Not only that, while we were on vacation before we moved for the new job, these winners drank my liquor, ate our food, used an entire brand new thing of laundry detergent, and took apon themselves to make play house and sleep in our bed and just wear whatever clothes of mine in the closet. Oh, and $20 that we left that tenant1 was supposed to use for our dry cleaning just "mysteriouly" disappears.

Please help advise us on what we can do to recoup any $ from these ungrateful people.

As the owner you did agree to allow tenant #2 and #3 to move into the rental unit, correct?

What discussions did you have regarding the amount of rent/utilities they were to pay? If this was discussed, was any of this in writing (even emails)?

actually it was discussed with tentant 1 about 2&3 moving in. Basically by saying it was ok and that we would work it out, then at that point while we were on vacation the week of June 12th tenant2's stuff was moved in. There was discussion that the mortgage was $2600 before utilities. The tenants naively thought the mortgage was around $1000. We worked it out that they would figure out what they could afford and we would formalize it from there, but they always had an excuse not to meet us. It was suggested that they would be responsible for the rent($1500) we were now paying in the other state so that our benefit would be that our monthly budget would not be that affected. Tenant1 has always been responsible for $250/month only renting one room. Now that we are gone the entire house needs to be rented, so it was either they collectively pay at least this amount equivalent to our rent or the house is going on the market. The texts only show that they agree that they owe $. I really am not concerned about any future money that should be owed. Just the amount while they resided there. Even if it has to be equal to what Tenant 1(at the very least) pays. If it wasn't for this situation, there is a good chance that this house would be sold within the next 2 months. Based on the selling market right now in this community(house in TN)
 
update: still haven't heard from any of these tenants to be good christain people, as they claim, to take care of their debts. if needed i know how to contact them for any future claims, if any can apply. (btw, i am fully prepared to "out" these upstanding people as squatters to the general public, if they do in fact ever become famous.....)
