Commercial Tenant not paying mandatory fees

I am the landlord and my tenant refuses to reimburse me for my attorneys fees I was forced to use because he kept harassing me trying to get me to have his brother take over his lease and his brother had really bad credit.

I now have a bill for attorneys fees for $350 that he is supposed to reimburse me for pursuant to my triple net lease. He refuses to. What course of action can I take to get these fees?

There is no obligation to pay those fees whatsoever unless you obtain a judge's order to do so.
With the info you provide it seems you may not have a very strong argument to make. I'm not clear why an attorney was even needed.
