Two names listed on a land deed with the word "and" between. Saying our heirs will get land when we die, most common deed for state. The co-owner (we are not related) gives a living estate to his relative with out my knowledge and now that person has moved on the property. The co-owner never lived on the property and lives in another state all together! Is this legal.?

More than likely you'll need to go to court and seek a forced sale (partitioning) of the property to resolve the matter.

You are equal in ownership.

Therefore, you are equal in use of the property.

I have never been a fan of deeds captioned as yours is, unless the owners are married.

Even then, things can become contentious between come people.
