my ffriend is about to pass away in a few weeks. he co sign for me to get the house . can i remove his name from the mortage
i am the primary owner of the house. please help i pay the mortage every month .

Only the mortgage holder can remove the handcuffs off of suckers they entice into debt. Discuss your needs with the lien holder.
Why fret over it? You said your pal's dying. When he expires, he'll no longer be responsible anyway. If I were you, I'd simply wait until God calls him Home.
