co-owner opts to default on mortgage

My sister bought a home in WA state with her room mate as co-owner ,the room mate has since moved out and has decided not to continue paying the mortgage and land payments.
My sister is the sole payer now, but her job will be ending soon. The house is currently on the market., and she will not be able to pay the full mortgage without the co-owners help.

What recourse does she have in this situation? Any advise would be greatly appreciated.

She can sue the co-owner in small claims court for the portion of the unpaid mortgage up to the small claims limit in your state which is $4K. Hope this helps!
