I am selling a food concession trailer. Many offers but many are waiting for funding. A buyer from out of state really wants it. Have not seen it physically other than in pictures through Craigslist. Buyer would like to give a deposit and pay the rest when picking up the trailer. I have a contract that says "deposit will be forfeited if sale is canceled (by the buyer) for whatever reason." Is that enough? Is her purchase/deposit included in the buyer's remorse law?
I told her on the phone that putting a deposit would make me call the others and say its sold.
So, if she change her mind, I would be NOT be on the losing side and I would be able to keep her deposit.
 
Why worry about a phantom buyer?
Deal with real people in your area.
Be careful, many buyers from that site are rapists, killers, crooks in disguise.
If you're smart, meet the buyer in a public place, not your home.
