builder built house now it doesn't appraise

I definetly need some advise. My husband and I just had our dream house built. We've gotten our final and CO and now naturally it's time for our final closing. Our lender had the house appraised and now it doesn't appraise for what it was suppose to and the difference is about $40,000.00. We of course do not have the difference. What now?????

Borrow from friends/family, 401K, IRAs, credit cards, etc. or ask the builder to take a 5 year second mortgage at minimum interest so that you can re-finance in 2 or 3 years and pay it off.
