Breaking a lease-anyway out????

We live in Allston, Massachusetts. We have recently been broken into in which the managment company did nothing but say sorry. Everyone on our floor was also broken into. Then everyone in our building was broken into. Still they did nothing. We decided to start looking to buy a place. We found a place and want to buy it. When I contacted the managment company aboutl eaving our lease early they said we would have to pay two months rent. We have lived in our apartment for 7 years. Our lease is up in september and we wanted to pay through the end of May. There is much work that needs to be done on the apratment. The shower broke and they had to rip out the tiles. The shower sort of works but they have put up a black trash bag in lieu of tiles.We offered to leave early in May but pay for May and let them fix the place up. We also have found a qualified person who wants to come in when we leave and sign a year long lease. Still they are saying it does not matter we have to pay two months rent regardless. Is there anything we can do? Any recourse? We know of others in our building that broke there lease with 8 months left on their lease and did not find anyone to take over and were not forced to pay two months. Please help!
 
I would say this is a good compromise: You want to get out 4 months early, the company could insist on 4 more rents, so they offer a compromise where you pay two more rents.

While you might have a case in court, consider the aggravation of being sued and having to defend and all that and compare it to the cost of two more monthly rents.
