Someone born in 1935 is 78 years old.
Why waste your remaining years worrying about nothing?
If it were me, I'd leave it be.
For 78 years it worked, why change it now?
It's a hassle, costs a little money, and I've never used my birth certificate for the last 30 years.

Property reason. Name must match deed.

I suggest you discuss this with an attorney.
You can correct the name on a deed easier than you can change a person's name.
How was the deed conveyed to her?
In other words, how did she come to own the property?

One solution might simply be for her to convey the deed to another person.
That person could then convey the deed back to her in the form of the name she desires.

Ultimately, what are you (or is she) trying to achieve?
