Asked to leave rental

My son and two of his friends rented a 3-bedroom duplex. I noticed immediately after he moved in that the walls between their half of the duplex and the other half were very thin -- you could hear the neighbors talking in a normal tone of voice. Not long after they moved in, the neighbor started complaining about the boys making too much noise. He called and complained a few times to the landlord. Two months into the 6-month lease, the landlord told the boys they had to leave because of the noise issue, otherwise she would evict them. But, they would had to continue to pay rent until their lease is up, or until the landlord re-rented the unit. The landlord told them that she would actively try to rent it out. They volunteerily left -- that was 2 weeks ago. Now, I called the management company to inquire about 3-bedroom unit, but she didn't even tell me about that unit, so she is not actively trying to rent it out. Do the boys have any legal recourse?
