Are we still liable for rent?

In July of last year (2008) my daughter and another girl, signed a 3 year lease on a house in College Station, TX. The other girl has decided to move out this month. Instead of trying to find a new roommate, my daughter decided to move out as well. She notified the landlord in writing of her intent to vacate and paid the "reletting fee" stipulated in the lease agreement (TAA lease agreement). The landlord found a new tenant (one girl) who signed a new, separate lease, today. The leases, both my daughters lease and the one the other girl signed today, are for the entire house, not just for a single room.

Since a new tenant has signed a new, separate lease for this house, is my daughter (and I since I signed a guarantee) still on the hook for this lease? I would think the new lease nullifies my daughters lease, but, the landlord told her she still has to pay until he can find two more girls to split the lease with this new girl.
 
If the new lease pays the landlord the same amount that your daughter and her friend were paying, ask the landlord on what basis he makes his claim.
