Once they confirm that they have 60 days they need to find another place to live.

Thank you!If they can be out within 30 days, they could negotiate an earlier out date, say 30 days and receive one months rent if they hit the target.
The security deposit isn't part of that deal.
If the landlord agrees, get everything in writing and signed by all parties.
Otherwise, they have 60 days to seek new digs.
And please note this is NOT an eviction notice. It sounds as if it is a notice to terminate their tenancy at will (i.e., month to month lease). There is a difference.
