30 day eviction notice, what to do!

My son and his girlfriend have been renting a house for 8 years. They are on a month to month lease. The owner told them they have 30 days to vacate the property. They would like to have more time. What are their options?

That's easy.

They can show this statute to the landlord. The statute requires that the landlord give them 60 days notice.

Once they confirm that they have 60 days they need to find another place to live.

If they can be out within 30 days, they could negotiate an earlier out date, say 30 days and receive one months rent if they hit the target.

The security deposit isn't part of that deal.

If the landlord agrees, get everything in writing and signed by all parties.

Otherwise, they have 60 days to seek new digs.

This if all assuming they are not in violation of their lease... Doesn't sound like it.

And please note this is NOT an eviction notice. It sounds as if it is a notice to terminate their tenancy at will (i.e., month to month lease). There is a difference. Now...if they have breached their lease (for example, they owe rent) this is a different matter. This would not require a 60 day notice in Georgia but a much shorter notice to address that issue.
