commercial tenant abandoned property

I leased a small office to an individual to run a cell phone shop. They kept irregular hours and were not ther much. In January they stopped comming. The rent was paid till Feb 1st at that time I began trying to contact the person. I have called every number and written to every address I have on this person. He called me in March and said he was out of state and would send someone by to pay the rent I told him that none of his employees had been there since January and I was going to change the lock to secure the door since he had no idea his employees He has not send someone with the rent. I sent certified letter to his last known address and it was not accepted. Last week a woman who worked for him called and stated that the items in the store were hers and demanded I give them to her. I explained that she was not on the list and I could not give her anything and at any rate nothing would be released until the rent was paid. Since has obviously abandoned the shop do I have to sue for eviction or can I just remove the items and re rent the shop. The items are not worth as much as the rent he owes.
 
If you have made reasonable efforts to contact the tenant, then at this point you are safe to sell the property that was left behind to cover any rent that was due... or keep the property.
Eviction is not necessary- they are already out and have been for months.
