I sent my tenant an unsigned copy of a lease renewal. He agreed to renew and said "Will revert with the signed copy." Does that mean he wants me to sign before he signs?
FYI he's a lawyer.
A possible solution is to pay 1200 upfront that way the rental fee date and lease renewal dates are in sync. Condo Board gets 100% of what they are owed.
Right now I've been communicating with the building manager. An outside hired agent. He's a robot and a money shark. I think my best option is to appeal to the condo board president directly. Forfeiting 80% of the fee is quite punitive. Sometimes he's agreeable if you go weep at his feet...
I own a condo in NYC. It's a small building. I've been renting out my unit for almost 10 years. There is an annual rental fee of $1000. All leases are 12 months in length except. the most recent lease.
1. The first renter stayed for 2.5 years and asked to leave mid lease b/c she was...
My tenants damaged the following:
1. Broken bathroom sink with 4" hole in it. The sink was cemented to the marble countertop so the repair isn't easy. Repair cost was 1200. Replacement cost 1000. I replaced it.
2. Cabinet below sink was completely rotted out and molded. Drawer was rotten...
One issue I might run into is I did not choose to waive my carryback in a timely manner for 2017 & 2018. B/c I did not file the waiver, I cannot waive the carryback period. And I am not eligible for the carryback period. Kind of a Catch-22.
From IRS Pub 536:
Waiving the Carryback Period...
@Tax Counsel -- Thanks very much for the detailed feedback.
I read thru the instructions on both 2017 & 2018 Net Operating losses (IRS Pub 536). It looks like I've missed the deadlines for both years. Based on what I've read I can only carry these losses forward. Which is unfortunate b/c I...
I own 2 rental properties which generated losses in years 1,2 and 4 of existence.
Year 1 was 2017 which I filed an incorrect tax return on. I am getting reading to submit a corrected return for 2017.
I have not filed taxes from 2018 thru 2022 because I knew I would not have any taxable...
One prima fascia mistake on the ticket is the owner is operator checkbox is checked. It's not my car, it's my mother's. Is that a legitimate defense at the Traffic Violation Bureau?
Based on the document - GEICO will not assign any internal points to my policy b/c I was not in excess of 20mph over the speed limit. (70mph in a 50mph). If no points are assigned I will not get an insurance surcharge.
I have read that the NYS DMV does not upload "DMV points" to my insurer...
Thanks for the advise.
Does it make sense to call my insurance company and ask them how they treat these cases?
Or am I giving up too much information to the insurance company?
I got a speeding ticket on a highway in NYC. Going 70 in a 50. Since it's 20 mph over the limit, it's 4 points. I've read that NYC defensive driving courses will reduce up to 4 points off your license. I've never had a moving violation as a driver. In my case will the defensive driving...
