I want to get everyone's opinion regarding rent receipts. Is it necessary to have the tenant sign the rent receipt as well as myself (landlord)? I have just been signing them myself and noting their check number (or cash when cash is paid) on the receipt.
I can't seem to find any literature...

Unless the plaintive can prove beyond resonable doubt that someone from your upstairs tenant's party dented the hood, I wouldn't worry about it, he probably has no case. But it wouldn't hurt to get professional legal advice on the matter.

I'm no lawyer but I'd assume that because you have been voluntarily paying your rent on time, that you would be bound by law to a "verbal lease". It'll be pretty tough for you to tell a judge that a lease is not valid since you have been paying on it...
