I need to understand if our Zoning Board is empowered to grant a variance regarding lot coverage, AKA maximum building coverage, for a non-conforming lot, where the existing building already covers the maximum sq. ft. allowed in the R-2 district. The pertinent part of the ordinance section entitled "Nonconforming Lots of Record" appears to be as follows, but I am not sure I understand it--are they able to grant variances for anything beyond "area, width and yard requirements" as listed in the final sentence?

"...This provision shall apply even though such lot fails to meet the requirements for area or width or both that are generally applicable in this district, provided that yard dimensions and other requirements not involving area or width or both of the lot shall conform to the regulations in the district in which such lot is located. Variance of area, width and yard requirements shall be obtained only through action of the Zoning Hearing Board."
