zoning + ner larger stream setbacks

county rezoned 44 of us from r9600 [4 houses per acre] to ldmr [12-24 units per acre] in 2/06. stream exists on our 1 acre at 1 corner. county increased stream setbacks in early 07. single family homebuyers not interested;they dont want to be surrounded by future high density. developers not interested because stream setbacks reduce the # of square feet of buildable area. prop. worth about $550-600k without the hassles. only worth half due to county imposed statutes. can i sue the county for the other half ?? steve in seattle. 425-481-5077; stevmar@msn.com
