WHOS RESPONCABLE?
I signed a three year lease for a store I'm 6 months into the lease. I asked the landlord to put in the lease that he would to supply me with a working air conditioner and that I would maintain it. The AC was not fixed until the end of May, the last week of July it stopped working. It turns out that it needs an $800 compressor which is on the roof. The landlord clams it's my responsibility to fix it and that he will not pay for any of the repairs. It's hurting my business and that product. Oh by the way it's a bakery. The unit only worked for 6 weeks, he clams I should have set up a contract with an AC company so that I could have kept it properly maintained.
Who's at fault here and what should I do. Do I have any legal rights?
