who pays for replacing air conditioning system when purchasing a home?

Air conditioning system trips the main circuit breaker. It is 21 yrs. old and was inspected. It needs to be replaced. it is also not up to state code. Does the estate pay for this or do I as the buyer have to?

You can certainly request seller fix the unit as part of the contract. They can decline. Certain home programs require such things to work, before financing is approved.
