I live in the state of California. I own the home that I currently reside in. My sister resides in my home as well. We do not have a written agreement, but we agreed verbally to take care of the mortgage and other household expenses collectively. Of course she has failed to comply to the initial agreement. She has basically been living rent and worry free. I gave her a termination of tenancy notice at the end of last month. Is it necessary that I file a unlawful detainer? Please advise.
