Tenant not paying rent for 4 months

Jurisdiction
California
I own an industrial building in Los Angeles and the tenant has not paid rent in 4 months. Do not know what to do anymore. The tenant is open for buisiness and has never closed even during the pandemic. Would welcome any and all suggestions.

I could be wrong, but I don't believe there is any statewide moratorium on commercial evictions. What is the locality (city and county) where the property is located?
On the other forum, OP stated he was a LA Landlord. LA (Los Angeles) has a moratorium, city & county.

The Los Angeles County Temporary Eviction Moratorium, effective March 4, 2020 to September 30, 2020, implements a Countywide ban on evictions for residential and commercial tenants, including mobile home space renters.

The moratorium may be extended by the L.A. County Board of Supervisors on a month-to-month basis.
