Tenants notified me that they couldn't move in because of financial reasons days before they were to move in. That is fine, normally I would have said that's ok, but we also had another agreement that the tenants were to do some work (painting) in exchange for one months free rent. So, I made a new agreement stating that the intended lease was extended ten days and if tenant does not move in, all agreements are null and void. I only did this because of our prior exchange agreement. Now, what should I do if they do not move in about the painting being exchanged for rent? They also didn't give me a security deposit up front. we agreed that that they could pay it over a period of time. I was only so accomodating because they are family of current tenants and they needed to move asap. Lesson learned! I don;t know if this matters, but I will have to paint 3 out of the 4 rooms that were painted because they stenciled and chose not so neutral colors.
