This is my first post.
I am the landlord of a small apartment. The tenants have moved out. The agreement states that the property "should be left in the same clean state and condition as it was at the beginning of the tenancy" Aftertheir departure I went to inspect the place and found it to be absolutely filthy. Stupidly I did not photograph the mess but started the clean up operation. This, after 2 days of cleaning is still not complete. There is still plenty of evidence of the filth which I can photograph.
Last night the tenant rang me to claim his bond. I informed him that it was not returnable under the terms of the agreement. he became extremely abusive and is now threatening to take me to the small claims court.
Please could I have some advice on procedures to take?
