Sued neighbor

I have an abstract of judgement against my neighbor for not finishing some landscaping I payed him for. I only sued him, but him and his wife are on the mortgage contract. He is trying to sell his house. Will he be able to sell his house without paying me?
 
Actually you just need to file the judgment with the clerk of court in the county. That automatically places it on the record and he will have to satisfy it prior to selling. You can go ahead and have the sheriff execute the judgment.
