I live in CA and own a small duplex. I returned a tenant's security deposit and did so within the 21 days allowed by law but am being sued on the grounds that I did not provide adequate documentation in a timely manner. The tenant is arguing that I was required to send detailed information within 14 days after her written request, but I feel that my original invoices are adequate.

I also forgot to mark damages to the kitchen tile on the inspection form. however, the tenant admitted to the damages during the move out. the tenant argues that my oversight voids the claim, but I don't think I should have to pay because of a technicality.

should I be okay in small claims court? thanks in advance.
