Question on my Leased space

I have a space in a business park that I leased for my nephew. He took in a partner and the partner now has taken over the business. The space is in my name and I offered to assign the lease over to him and he has made changes to the leasing agreement. The land lord wont buy the changes. He " the business " has made all the payments for the space since September of 06. I want out of the space or him out of the space one or the other. "he" has made every excuse there is on not signing the new lease in his name. What can I do legally. They keep putting "DBA" in front of the company name i.e. DBA Bla Bla company LLC and this is the hang up on him signing the lease in his companies name.

I'm going to get stuck with a space that I don't need but this guy doesnt want to get out or sign the lease. Can I lock up his machines legally and charge him for all the damage to the property if any?
 
What does the written lease say in answer to your questions?
