Corporate Law Purchasing a house with my fiance and 1 mutual friend

Hi there! I need some assistance. I am looking to buy a home with my fiance and 1 mutual friend, I need advice on how to protect myself from losing money etc...if the friendship dissolves. I will be the one paying the down payment, then we will all be paying the mortgage evenly. Is this fair?? What happens if the friend moves out and we have to buy them out....does my down payment cover any of this?? How does this work, do I need a contract? I need advice from an outside source, not my fiance or family members. I would appreciate any help!! Thank you so much!
