I have a problem tenant that rents a room in a multi-tenant house that is in the 2nd month of a 6 month lease. As of yet, she I haven't caught her breaking any rules of the lease, but she is highly confrontational and an instigator and I believe she will cause one or more other tenants that are on a month to month lease to move out. I am going to suggest that she find another place to rent that is more suited to her needs, but I doubt she will leave. And I doubt this process will go well. Underwhat circumstances in Georgia am I legally allowed able to break the lease? How much notice am I required to give--30 days? 60 days? I am willing to immediately break the lease, prorate and give back the balance of the rent based on the actual move out date, and give a complete security deposit refund provided the property is left in good condition.
