Please Help - Roomates Stuff

My old roomate has been gone for over 30 days. She has left all of her belongings in my garage and has failed to remove them on several occasions. She also owes me $300 in back rent. She has left me emails stating that she would be remove her stuff but is failing over and over.

Can I remove her stuff?

Can I sell it?

What do I do!!!! Thanks!

I have the exact same problem. Does anyone have any information pertaining to the roommates abandonment of their property? I have contacted her on several occasions over the phone and she keeps claiming that she is going to pick it up. It has been over 30 days and I want to get rid of this stuff. Please help.
