P&S HELP!!

Hey there, My fiance and I have signed a Purchase and sales agreement with a seller and his realtor, we signed it, gave our 3000.00 earnest money and it was a deal. This was on a Monday.

On Wednesday his realtor called me and said that he couldnt sell us the land, and wanted to meet with us that night to tell us about it. I called a friend about this and she told me to get a lawyer.

It seems that the seller wanted to make a subdivision in the area after he sold us the land. He planned on using the money from the lot that he sold us to fund this. He told me on 3 different occasions that the lot we were buying was not dependant on the Subdivision going through.

I got a letter from his lawyer today saying that he was "cancelling" out our contract and that was that.

my question is CAN HE DO THAT?? I was told that once a P&S was signed by all parties that it was a legal contract. DOes anyone know my rights?? What should i do next? :confused:
