non refundable deposit

I want to add a provison of a "non-refundable" deposit for the purchase of land. How ever, the provison should be based upon the idea that I may not "perform" as agreed.
The standard contract for the purchase of land does account for this under "default".
I am looking for some idea that is more specific. The intent is to help make the seller feel more comfortable to agree to my entire offer.
Any suggestions.
 
I believe that you can add a clause "contract is subject to financing clause and satisfactory inspection of the property".

So you can use financing as an excuse to cancel out.

But that will give less weight to your offer and may work against you if the seller has other offers.
