Hi I want to know how I can get my roommate to get out of the condo I am renting. We have told him 2 months ago to move out and he had not. And now he has started to do property damage

The only way to legally evict a tenant (or a guest overstaying an invite) is by filing a lawsuit. California calls eviction lawsuits "Unlawful Detainer" actions, and you should expect the entire process to take about one month. The landlord is the "plaintiff" and the tenant is the "defendant".

Some people pay the bum to leave, maybe $100 or $200.

Don't give the deadbeat the money, until ALL of his/her junk has been removed, along with his/her carcASS in a park, police station, or Starbucks.

Get IT to sign a statement indicating it was a voluntary, friendly departure, and agreeing never to return.

Why would anyone do that?

Because an eviction takes time, lots if time, maybe six to eight weeks, sometimes more in larger counties.

But, the next time he breaks something, call"911".
The cops will haul IT away, and you can seek an emergency order of protection to keep him away.
