Maintance issued at apartment complex not fixed after over 45 days

Hi. We took possession of an apartment in August
Maintance problems

Attempt to fix wet spots on the wall with paint only.
Feb 28 still wet spots and until February 15 exhaust fan in bathroom not working.
Is this a breach of the lease because it hasn't been fixed I over 7 days.?
If we asked for a 2nd copy of the lease are they obligated to give us a 2nd copy?

Why do you need a second copy of the lease? Where's the copy of the first one that you signed?

That 7 day thing applies to the landlord's MATERIAL non-compliance with the lease or non-compliance MATERIALLY affecting health and safety.

Seems to me that the conditions you are complaining about are too minor for any court to make a federal case out of but you are free to read the landlord tenant statute and follow the procedures (to the letter) outlined for the termination of your tenancy if that's what you want to do.
