Leins-who can place a lein on a house and how?

My husband and I borrowed money from a friend to make a real estate investment and our son agreed to put the house in his name and live there because there was a requirement owner must live in house for one year. We and our son were going to share this investment. He would live in it and get renters to help pay the monthly interest payments we make to our friend who loaned us the money. Our son has not gotten renters and has not been paying towards the interest. I am concerned our son is in financial trouble and afraid someone may put a lein on the house. We are not on the title of the home or have any right to the home. Can we put a lein on the home for the amount we borrowed to pay for the home? If so will that have negative consequences when we go to sell the home? Will that have negative consequences to our son? How do we go about putting a lein on the house? What proof do we need that we have a right to place a lein on the house? Thank you for your advice.
