Repairs, Maintenance Landlord Labor Costs

In Washington State, am I legally able to expense (and charge the renter) for minor repairs and maintenance that I would like to do myself? For example, upon lease termination, tenant would typically be responsible for yard maintenance, cleaning, and some minor repairs. These items could be paid from their deposit, or they could do it themselves, or pay someone direct. Or, I can use their deposit to take care of these items. I would rather pull weeds myself and charge them for that time rather than hire a landscaper.

Please cite where you can find substantiating documentation for this issue. Looking at both the legal side and the financial/accounting side. We do have our rental in an LLC. Appreciate your time. Thanks.
