Quiet Enjoyment Landlord is selling marijuana from his residence

Landlord is selling marijuana from his residence (lives on property), sells to other residents. Also, knowingly allows residents to have guests and smoke marijuana in their apartments. Smell is obvious when walking past these apartments. Knowingly allows other residents to sell drugs from their residences and buys from them as well. Also, has allowed other residents to become at least $3000.00 behind on rent yet served me a 3 day pay or quit when late by 10 days.

Also, what are the tenants rights in California regarding a landlords responsibilities disclosing that the landlord is a registered sex offender?
 
Call the police about the marijuana.

Read this about disclosure:

Registered sexual offender database: Landlords must include the following language in their rental agreements: "Notice: Pursuant to Section 290.46 of the Penal Code, information about specified registered sex offenders is made available to the public via an Internet Web site maintained by the Department of Justice at www.meganslaw.ca.gov. Depending on an offender's criminal history, this information will include either the address at which the offender resides or the community of residence and zip code in which he or she resides." (Cal. Civ. Code § 2079.10a)

How he treats other residents isn't important - there's nothing saying that he has to treat everyone the same way.
 
Isn't everyone in California using marijuana these days? Including you based on the name you are using.

You're ticked because your landlord has served you a Pay or Quit notice when you're "only" 10 days late on the rent?
Sounds like once you're evicted you won't have to worry about what the landlord is doing with the other tenants.
